Can any Texans give me advice?

He's going to be going to school in Commerce, which is two hours from here, so we can't stay in Longview. My employment options would be either to stay at Kinko's in Longview, transfer to a Kinko's in Dallas, or try to get that job at the Staples in Mount Pleasant that I'd been offered before I moved down here. So we need to find a community that's within an hour of Commerce and would allow me to have a commute of at most one hour to the Dallas area, Longview, or Mount Pleasant. We also need to be able to get a rent payment of $450 or less (with $400 or less being preferred, as my current rent is $370 and I don't know if Justin's parents would be willing to subsidize the rent in lieu of the dorm fees they'd be paying otherwise). Any communities you could suggest or houses/apartments you know of for rent would be GREATLY appreciated.
We've considered buying a house - a little 1930s bungalow, maybe a bit of a fixer-upper, they're in great supply and low demand around here - but I don't know if we'd be approved for a loan of even so much as $30,000 (the houses we've looked at have ranged from $18k to $35k), and we don't have much to use as a down payment. We'd be able to make mortgage payments of up to $400 a month, which would be a 10 or 15-year mortgage or even less for a house that cheap, but I don't know if that matters... I've never bought a house before or attempted to get approved for a mortgage.
